February started out a bit messy, but sometimes you’ve got to get a little dirty to get the job done right!
Outside, trenching for irrigation was no easy task, but it was an essential step toward the installation of the new block wall that will line our backyard. Once complete, the wall will be painted Greek Villa to match the house. Speaking of the yard…our crew did an amazing job on the cleanup and prep work for the pavers. A LOT of grading and prep was required for the pavers to be laid down, and we couldn’t be happier with how everything turned out. We chose a soft gray to pull out the blues in the brick of the house – Do you love it as much as we do? On the interior of the house, there was a big focus on counters, cabinet hardware, lighting and mirror selection – Check out the gallery for a sneak peek!

The School House really came together in February. The month seemed to fly by as we ironed out the final touches to get this beauty ready for listing. It’s all in the details, and I’m grateful for a crew with a watchful eye. We chose two beautiful Brazilian Pepper trees to go in the front yard to provide great shade as they mature. Perimeter plants and curbing were installed out front to frame the flower beds, while irrigation was installed in the back. The final touch on the yard was the long-awaited SOD! Boy, what fresh sod can do – We Love to see all that GREEN! The staircase handrail was painted on the interior of the house, along with numerous other touchups… which are always more time-consuming than you’d think! Finally, after a long list of to-dos to get this girl to the finish line… we are ready to ring the bell and have stagers come in and work their magic! February was a busy month on the 38th Street job site and we have SO much to share! You may know that this will be my biggest project yet, with the main house totaling 4,153 SF, the separate pool house providing an additional 1,142 SF, as well as the 4+ car garage – perfect space for a large family! We started the month making sure our permits were posted before our crew got to work. The crew began February with pouring footings and boxing/wrapping the plumbing in preparation for the concrete pour. Next up was one of my favorite days of every build: Concrete Day! It’s always a start-at-sunrise kind of morning when the crew is “Pour’n the Floor”. This is an all-hands-on-deck project and I love seeing the amazing teamwork at this site.
Once the concrete was all smoothed out, we were ready to move on to framing! Lumber was delivered in time for us to start framing before the end of the second week. Framing began with the exterior walls going up, giving shape to what will be a total knockout of a home! We also saw the trusses going UP in February, with the use of one BIG crane! The view from below was a sight to see… Noth’n but blue skies and trusses! The plywood shear walls were also put up…some builds skip this part, but not us! They help resist racking from forces such as wind, and significantly reduce the sway of a structure, reducing damage. We also build with 2×6 boards instead of 2×4, for a higher quality build. When looking at a new build, these are important questions to ask! We might have also spent a *little* time spying on another impressive new build that happens to be going in right across the street – Good news for us!
An experienced team is essential to any project; ours boasts 60+ years of combined experience. We’re grateful to have their extensive knowledge; especially when on important topics like one of our planning pieces for February: water and proper drainage. In the midst of all this BIG work, I also got in a FUN day for shopping for lighting! When the designer lighting store has a huge sale, you make sure you’re first in line!
