What an incredible month September was for our 38th Street project, both indoors and outdoors! Inside, we celebrated the installation of stunning quartz counters and remarkable glasswork. Meanwhile, on the exterior, our teams worked hard to install pavers, columns, and gates and even did some painting! The level of professionalism demonstrated by our crews never ceases to amaze us. The transformation of this house into a true beauty is simply awe-inspiring, and it’s not just us who think so! We’ve received some incredibly exciting inquiries this month that we are eagerly looking forward to sharing with all of you.
The month kicked off with some exciting work on the exterior…PAVERS! It’s always a fantastic feeling to see the pavers finally in place. The walkway to the garage and front door is looking beautiful and is on its way to being perfect with the installation of our front columns. They fit so snugly, like a perfect puzzle piece! We’re truly grateful for our hard working crew who’s been handling the heavy and dirty work. These front columns will soon feature coach lights, adding an elegant “Estate” feel to the area…SO FANCY! An unfortunate, but noteworthy event occurred in September – an unwelcome visitor came onto the property. Sadly, we’re sure his intentions weren’t just to sneak a peek at our amazing color palette. However, thanks to our security measures, the alarm sounded, the motion light went off, and he left in a hurry! While our neighborhood is great, new construction can attract unwanted attention, which is precisely why we keep cameras on the project site—to deter unwelcome visitors. Thankfully, shortly after this event, our gates were installed! It’s fantastic to have them up, further securing our property, project AND looking gorgeous!
We had no less excitement inside this beauty in September. The wait for our Grigio Elegante Honed Quartz for the island finally ended, and we have to say that the special “Ogee” edge detail lends an impressive custom touch. We also had some true magic (Mike?) happening in the butler’s pantry. Forget table dances…this is where the real action is! (Sorry – maybe we should leave the humor to the professionals). Moving on…The kitchen backsplash also went in, and we’re eagerly anticipating the installation of the range hood. All the pieces of the puzzle are falling into place beautifully.

The bathrooms in our gorgeous Estate House received some love in September, as well. From master bath plumbing to glasswork and wallpaper – these spaces are really shaping up! We can’t talk about the master bath without giving a big shoutout to Hector Glass for their exceptional work on our shower and bathroom glass. They’ve been mindful of our metal trim colors for each space, ensuring a perfect match. Their professionalism and efficiency are truly commendable. We also have to mention Ben, Mike & Ricky for their truly essential work on the custom cabinets and trim. Having skilled professionals on a project like this is a must and we are so grateful to have them on board! We also can’t end our update on the bathrooms without mentioning how excited we are about the playful whale wallpaper in the Game Room Powder, connecting to the pool area. It really adds a touch of fun to the space!
Rounding out the month’s updates, we condensed some helpful reminders for our crew and received quite a bit of interest in this beauty. We’ve had the pleasure of showing it to several prospective buyers already, with one family visiting five times! They’ve fallen in love with it, and we’re hopeful they’re the perfect fit for this lovely house. Time will tell!
September did not yield the progress we were hoping for with Cheery Lynn (the building plans are still with the city), but we’re making steady progress nonetheless! Just as in August, we encountered some necessary structural engineer corrections this past month, and I’ve been actively engaging with the city through both regular phone calls and email communication to ensure that we address these issues promptly.
We’re taking proactive steps to ensure everything runs smoothly. One significant development is that we’ve received a bid to relocate the flood irrigation water line, as it is too close for comfort to the planned pool area. This activity will require a bit of investment ($6k) but is well worth it in the long run to avoid any potential issues once the project is fully underway. Additionally, I recently conducted a comprehensive tour of the sister house, both inside and out, to gather feedback from the homeowner. This feedback is guiding our decisions to potentially shorten the drop station at the back door and expand the back butler’s counter area.
Behind the scenes, our team is hard at work on cabinetry design and layout, as well as fine-tuning the overall color palette and design elements. We’re diligently ensuring that everything that can be addressed in advance is being taken care of.
On a creative note, we’ve received fantastic feedback about the fluting design at the Mermaid House. In response to this positive reception, we’re planning to incorporate some fluted elements into the design of Cheery Lynn as well. Possibilities include a fluted master bathtub surround, adding fluting to the back wall of the vanity space behind the mirrors, and considering other areas like a focal wall in the master bedroom or the dining area. So much to look forward to on this one!
