October Happenings

Our beauty on 34th Place is needing some love… and a HOMEOWNER!  We are using some creative marketing strategies and taking it off the market while we revamp the staging, get new professional photographs with a new photographer for a different angle…. and will re-list it under a new agent…. aka my agent’s amazing wife, who is also an agent.  We are hoping this creates a fresh face and feel, resetting our days on market with a new agent, bringing this beautiful home to the top of everyone’s searches and inbox.  Stay tuned!


October marked GO time for the Estate House on 38th St.!  Our completion date of Oct. 26th was set in anticipation of the professional photo shoot, so we had to stay laser-focused during this final push to pass final inspections on schedule. While the interior still had several things (appliance installation, glass inserts on cabinets, gas start-up and fireplace completion, a few tweaks with the electrician and plumber, and of course paint touch-ups, before numerous punch items and the final clean) the big-ticket items needing completion were on the outside; specifically, the fence for the front courtyard, the landscaping, and the pool. 

Overall, our goal was to obtain the final house inspection so that we could pass the final inspection for the pool and proceed with pebble tech for the pool.  We always love to see how stunning a pool becomes once it’s filled with H2O!  While the pool work was going on in the backyard, trenching for irrigation was underway out front.  Our crew also worked hard to install the fencing for the front courtyard and stucco for its columns.  Another milestone we love to see come together is the landscaping.  It’s amazing what green grass and thoughtfully placed plantings can do for a house. We made an extensive landscape plan to account for every plant needed, location, size, and kind… color-coded to make sure it was visually easy to follow.  In all this fast-paced, hard work, our crew even made time to humor me and smile for the camera!

As with any project, you are bound to run into issues… hopefully solvable ones… we had problems with both the main house refrigerator as well as the one in the pool house.  The pool house one was dented on the bottom, a new door was brought out the next day.  The main house refrigerator had numerous scratches, as well as a leak in the water line, so service is scheduled for it as well! There are so many details in every project, that it can be difficult to keep track of everything… which is why we have an ever-developing checklist for these projects.  This house gave us a new item to add – every drain is to be checked to make sure the drain stop is connected properly – we missed one this time around.

And we can’t forget about the fun stuff… not that it isn’t all fun… well most of it… staging truly makes a house feel like a home, and once again, Amelia with Millie Staging did a wonderful job.  The butler’s pantry ended up being one of my favorite rooms…truly special…and the staging put all the right finishing touches on it. We were also thrilled with how the custom island toe kick and underlighting turned out, such a stunner!  The view out of the main house slider to the backyard and pool house is such an inviting view, made all that much better by the hard work of our great cleaning team!

We passed our final inspections and made our completion date of Oct 26th!  Thanks to a dedicated GC and team to whom I am grateful for!   We are now awaiting our professional photos back and look forward to sharing them with you! 

We are also excited to share that we are UNDER CONTRACT even before officially going on the market!  We will proceed with listing this estate home, accepting backup offers; always expecting the best, while preparing for the worst, and covering ourselves.  We are thrilled to offer this amazing home to its soon-to-be family to call 38th St home.


We are thrilled to share the recent developments at Cheery Lynn  – Exciting times are ahead! Upon discovering that the existing flood irrigation line posed a challenge to our planned pool placement, we consulted with Farsight Construction. Their expertise was instrumental in relocating the main line bypass and seamlessly connecting it to the existing pipe infrastructure. While this $6000 expense wasn’t anticipated, our foresight in including a 10% contingency in all our projects proved invaluable. This proactive approach ensures we are well-prepared for unforeseen challenges, maintaining the integrity of our projects and the satisfaction of future homeowners.

After months of navigating through a series of emails and calls with the City of Phoenix, we successfully secured all the necessary permits for the project. Hooray! It’s full steam ahead – LET’S GET THIS GIRL BUILT!

November promises to be an exciting month as we mark key milestones, including laying our 4 corner pins, mapping out the house, and commencing excavation for the footings. One of the highlights will undoubtedly be the pouring of the concrete floor – a day we eagerly anticipate!
