PRO TIP:
When running the numbers for any project, it’s important to make sure to add in costs for yard/landscaping maintenance, pool maintenance, utilities, and general cleaning and upkeep of the property until it sells. These are all things to consider when looking at your hold costs, in addition to the property taxes and the interest to hold the property, of course.
We started off June strong, with lots of collaborative efforts from our dedicated subcontractors! It’s a great problem when there’s nowhere to park because there are so many hard at work on our Estate House project!
Inside the house…
There was a flurry of activity among the carpenters, tilers and painters! The sigh of the shiplap in the foyer and interior/exterior doors being expertly hung reminded us of how much we appreciate the craftmanship of our carpenters. They have done some beautiful work and really set the stage for an impressive entrance. Meticulous preparation and sanding for the forthcoming hardwood floors was also completed and will ensure a smooth installation. The Great Room was readied for the stunning beams that will adorn the ceiling and we had all-hands-on-deck executing plans for the master closet…we know the results will speak for themselves!
In the bathrooms, we saw completion of prepping and our tile setters jumped into action. The Master shower came together with the stunning Carrara Marble tile that turned out so beautifully in a previous project, we just had to use it again. Secondary bathrooms were prettied up with a variety of beautiful tiles, including some fun white picketing and floral designs. We’re truly grateful for our proficient team of tile setters who bring our visions to life. In the rest of the house, our talented painters finished priming, bringing us one step closer to completion.
Outside, the brickwork got underway, and we’re excited to reveal its transformation with a creamy white hue, “Steamed Milk” by Sherwin Williams. The chestnut-stained fascia trim and matching (freshly laid) roof will provide a striking contrast against the creamy white brick. It’s the little touches like these that make a world of difference in our designs.

Demo bids were collected and narrowed down in June, and we opted for a new company on this project. Demo is set for early July. Plans are still working their way through the city. We’re continuing work on design plans.
