Ciao to March!

The Mermaid House really came together in March. It’s safe to say that 34th Place is rapidly transforming from “job-site” to “home”! Outside, we trenched the front yard for irrigation and planted two Brazilian Pepper Trees – which will provide great shade as they grow in.  Pavers went down for both the front and back patios and we love how the pattern turned out! The front patio will be a total knock-out once we get stucco on the columns and the decorative fence up in between. The new block wall at the rear of the property is built and ready for a coat of fresh paint.  Fresh sod is down out back and we’re waiting on turf to go in around the pool (sloped for proper drainage, of course).  It’s very important to be mindful of keeping water away from the house… even in Arizona!

On the interior, the range hood fan was installed, followed by the beautiful & long-awaited RANGE!  She’s so pretty, I almost want to cook…almost. Around the house, the new lighting really makes me feel at home and we finally unveiled our gorgeous Delmar Hardwood floors. It’s always wonderful to see the brown flooring paper coming up; I have a love/hate relationship with that stuff…Hate having it cover up our gorgeous floors, but Love that it protects them from all the hundreds of footsteps. Most of all, I LOVE when it finally comes up and BAM – the whole house comes together. The laundry area is looking like a dream come true – spacious, thoughtfully designed for baskets, and even a folding area… Oh, what I’d give! The month wouldn’t be complete without a little glam, and I love how the primary ensuite’s wainscoting turned out with the chandelier, so pretty!

March marked a significant milestone for The School House ! As we prepared for the professional photo shoot, we couldn’t help but wonder if all designers and stagers look as adorable as ours do while vacuuming. The photographs really captured the essence of the house’s beauty and uniqueness, ready to entice that special family searching for their dream home.

One thing is for certain: the new homeowners are in for a treat, especially when it comes to the breathtaking sunsets that can be enjoyed from the cozy front porch. The front parlor French doors leading to the porch add an extra touch of charm to the house’s inviting atmosphere. Step inside, and you’ll immediately feel a sense of comfort and relaxation that beckons you to stay awhile. The warm California Sand Hardwood flooring and the Shinoki cabinets contribute to the cozy ambiance, particularly when illuminated by the soft glow of evening light. The primary bath is beautifully designed and exudes a tranquil aura. We couldn’t be more delighted with how this house encompasses all the elements of a truly soothing and serene home.

As you may expect, we were ecstatic when we went under contract just 14 days after listing, with a backup offer! The entire process was completed swiftly, and we were thrilled to close the sale on April 7th, less than 30 days since the property first hit the market. We sincerely hope that “The School House” will become a place where countless happy memories are made for its new family.

March was a month filled with remarkable progress as the interior framing of our project took shape. We were thrilled to witness the Pool House taking shape, and the pool and spa layout making notable strides forward. Our dedicated crew wasted no time and immediately started working on the electrical and HVAC rough-in, ensuring the necessary infrastructure for a functional and comfortable space. The completion of the framing marked a significant milestone, and we couldn’t be prouder of the job site’s transformation. We consider ourselves incredibly fortunate to have assembled such an amazing team. These hardworking guys show up every day, dedicating long hours and demonstrating meticulous attention to detail.

With the framing complete, our attention turned to the great room beams. We eagerly looked forward to the next stage of the process, knowing that each step brought us closer to realizing our vision.

Last but certainly not least, we commenced the highly anticipated window installation phase. This important step not only enhances the aesthetics of the space but also allows for an abundance of natural light, creating an inviting atmosphere within the home.

Pro Tips:

  • It’s always a good idea to think through placement of electrical receptacles, outlets, location of wall sconces, chandeliers and can lights prior to your contractor coming out. This prep work saves time and answers a lot of questions in advance.
  • Have your electrician come prior to your HVAC guys, that way you have your light placement where you want it, not affecting the design. It can be frustrating to have to work around placement of HVAC vents, which can be more flexible and not so noticeable.

Exciting news! We are thrilled to announce that we have closed on a new property on Cheery Lynn Rd. and are eager to get started on this project. One of the standout features of this property is its fantastic flat lot, which sets the stage for a promising endeavor. Before diving into any project, it’s essential to thoroughly evaluate the lot and assess potential costs. As part of our due diligence, we carefully examine various factors such as the presence of large trees, the condition of any existing block walls, the need for additional block walls, alley access, and the state of any existing pools. These elements must be taken into account to ensure accurate pricing and to make informed decisions that align with our overall project goals.
